Apple is officially opening its fifth retail outlet in Noida and is set to become the company’s most expensive store in India, with regulatory filings indicating a monthly rent of around Rs 45.3 lakh. According to the sublease documents obtained by CRE Matrix, Apple has taken 8,240 square feet of space on the ground floor of DLF Mall of India. This store has the second highest lease cost among Apple retail locations in the country, trailing only the flagship Apple BKC in Mumbai.

The Noida store lease spans around 11 years and the first 12 months come without rental charges. The agreement reportedly requires Apple to pay one of the highest fixed monthly rents reported for any brand operating in an Indian mall. This places the Noida outlet ahead of Apple Saket in Delhi, which has a monthly rent of around Rs 40 lakh, and well above the company’s newer and smaller-format locations like Bengaluru.

Meanwhile, Apple BKC continues to hold the top spot, with a reported current rent of Rs 48.19 lakh per month, higher than the initial figure of around Rs 42 lakh when the lease was first signed. Other operational or upcoming stores such as Apple Hebbal in Bengaluru and Apple Borivali in Mumbai are said to fall in the Rs 17 lakh per month range. These variations largely reflect differences in store size, mall category, and expected footfall.

Lease agreements for Apple stores in India normally include periodic rent increases, usually around 15 per cent every three years, as well as revenue-sharing terms that kick in if sales reach particular levels. This means that the rent will increase over time.

In the meantime, the Apple Noida store will open for the public tomorrow at 1PM IST. The customers will be able to buy Apple devices including the iPhones, iPads, MacBooks, iMacs and more directly from the store. Customers can also book sessions or workshops along with sessions of Genius Bar.
